Negotiation Skills and Patience Make the Difference While Home Buying

Top realtors and many home buyers state that the two most important skills needed for buying a home are good negotiating skills and plenty of patience. In a region like Bergen County where luxury homes and excellent real estate are available, such skills can help grab a good deal. Also, given the current conditions where the economy is slow and markets are down, most home sellersare willing to negotiate on the asking price. Adopting a good negotiating stance can also make a big difference. They must have a decent asking price, which is just right for the market. They must reach a figure based on the condition of the house, neighborhood and town data. Once buyers ask for a price, they must also have the patience to wait until the sellers reduce their property prices. With many buyers and sellers, and few quality homes, this may not work out for all, but can prove a useful starting point. In the Bergen County real estate market, looking through a range of homes, comparison shopping and researching can also make a big difference.

Tenafly News

Here is the latest news for the Tenafly area: the Tenafly Gourmet Farm, where a section of the roof collapsed is now in reconstruction. As many Tenafly residents remember, the building was damaged during a huge snowstorm that damaged several other structures. Rebuilding has begun with a new frame and will soon reach completion, however details on who would operate the site are not yet clear. In education news, the world languages program supervisor of the Tenafly school district has recommended that there be an extension on current language programs before adding new ones. December also brings a cause for celebrations – two women from the town celebrated their 100th birthday on December 1 and 2 respectively. Along with these positive news, there was also some unhappy news: the town’s Charlie Brown’s Steakhouse is closing along with 17 other restaurants across the US due to underperformance. Finally, statistics show a decline in the town’s crime, going down from a level of 106 to 78.

Englewood, Home for a Life of Luxury

Home buyers looking for a luxury home in Bergen County can find their dream home in Englewood. The eastern side of the town has a range of mansions spread across the top of a ridge. Those looking for small houses can also find a dream home in the neat homes that line the neighborhood street. The homes available in the town range from modern custom homes, stately Victorians, Tudors, colonials, ranches, luxury condominiums and also two family homes. With a median home price of $350,000 the town has an approximate population of 29,480. For luxury home buyers, there are approximately 11 properties listed over the $3 million figure. One of these is priced at $15.9 million. Two miles north of the George Washington Bridge is the region of Downtown Englewood. Eastern side of the shopping district has a range of restaurants, cafes, art galleries, banks and many upscale stores. The area also boasts of the Bergen Performing Arts Center that hosts many nationally renowned performers. With banks, stores and restaurants in the area easily accessible, the town also has a good hospital – the Englewood Hospital and Medical Center on Engle Street. Englewood schools are another point of interest: the town boasts a number of good schools, which is another reason why many families have chosen it as their home.

Concerns in Cresskill

A new bus stop may soon come up near Cresskill, pending a vote by resident. In new developments, New Jersey Transit plans to have a new bus route with a stop on 11th street. This stop would come up at the intersection of the 11th street and Madison Avenue. However, a neighbor in the region was concerned with the prospect of having the stop close to her home. After the concerns were raised, voting on the project was delayed to December 15, 2010. The lady stated that she was not pleased with having a bus stop so close to home. She added that she was also concerned whether plans included a new bus shelter as well, which might make is a target for graffiti. She stated that the stop would also increase traffic congestion on the road, which was another concern. Officials however stated that the chosen location was the best of all. They added that it was unsafe to have a stop at the crest of the hill, especially for vehicle drivers who are trying to get around the stopping bus. Councilman Mueller is also trying to see if the stop can be moved to the circle. Another concern of residents was of how many times the buses on the new route would go through Cresskill and how often they would stop.
