Bergen County Real Estate Market Recovers

Home buyers and home sellers in Bergen County heaved a sigh of relief as statistics revealed that the market was slowly recovering. According to the latest data from the New Jersey Multiple Listings Service, the median price for single family homes in the region has now risen to $460,000. The increase is noted to be slow and steady from March 2009, when prices hit a low of approximately $350,000. Besides a hike in home prices, statistics also reveal that the number of homes sold in the region is slowly picking up. From a low of 150 homes in February 2009, buying activity rose to approximately 550 homes in August 2009. Real estate experts say that home buyers who are seeking a good deal can benefit from purchasing now, before prices rise further. Also home sellers can benefit from a profitable market and earn better returns on their properties. The various towns with desirable real estate and actively searching buyers are Teaneck, Tenafly, Fort Lee and Cresskill.

What's making news in Alpine

Alpine is a great neighborhood full of exciting events and entertainment. After the Palisades Interstate Park completed one hundred successful years of serving the community and preserving history, it pledged many such years to nature and its preservation. Other events that are taking place in Alpine include a raffle by the Friends of the Bergenfield Library. Baskets will be on display from 18 October through 10 December and a range of goodies are available in the themed baskets. These include themes like everything lavender, cook it up cookery sets, coffee sets and quilts.  Other newsmakers in the region include its rich, famous and interesting residents. Comedian and actor Chris Rock is one such Alpine resident who is much in the news for the release of his new film Good Hair. Jerry McSpirit, a car collector and car provider for many Hollywood films is another such man who is much sought by both filmmakers and car enthusiasts alike.

Homes in Tenafly

Tenafly is fast emerging as the perfect home for many buyers seeking to live in a quiet yet connected community. For one, it keeps its residents well connected to the city and a four minute drive is all it takes to reach the George Washington Bridge. This Bergen County town is also popular among affluent professionals who opt for large houses and expansive properties in its upscale neighborhood. Many buyers also state that Tenafly offers the ideal home for families with children. The school system in this borough has consistently been rated among the best in New Jersey. Bounded by Cresskill on the north and Englewood to the south, this town has a great mix of people and all kinds of homes. While one will find the regular historic districts with old styled homes, one can also see newly constructed mansions. While houses on East Hill that stretch over an acre each were once most sought after, in today's Tenafly, homes in any part of the town are as appealing. The town has a host of condominium projects like the Plaza, Crossings at Tenafly, Victoria Square and the Heights. Currently there are 55 condominiums and 110 single family homes on the market. Realtors estimate that the average selling price of a home is in the $1 million range or over.

Holy Name tops the list of best hospitals

Teaneck offers a great neighborhood, not just because of its good schools, but also because of its great hospital facilities. The Holy Name Hospital of Teaneck topped the list when a report of best hospitals in North Jersey was chalked out for 2009. In the second position was Hackensack University Medical Center, which had high rates of preventable medical errors. Holy Name won wide recognition for many parameters that were chalked out by the experts. These parameters included 12 safety indicators like surgical care, preventable errors, mortality rates, postoperative infections and treatment facilities for heart attack, pneumonia and heart failure. While Holy Name earned good results in all set parameters, it stood well above the state average of 40.1 in obstetrical trauma (62.5). New Jersey hospitals have constantly been monitored for the level and quality of care provided to paitents. Approximately 25 such parameters have been laid out, from the immediate care rendered to a patient on arrival to the hospital to the written instructions given for care after discharge.

Commercial real estate market slows down

While the stock market shows a few signs of recovery, the commercial real estate market seems still to be struggling under the crisis. Statistics from a commercial real estate brokerage revealed that availability of office space in Bergen County rose to the highest level ever recorded in the past 13 years. 25.8% of office space was available for lease in the third quarter as compared to the same time last year when 21.7% of space was available for lease. As companies work to control costs and lay off employees, office space has also been reduced in the process. With employment rates in New Jersey at 9.7%, the commercial real estate market continues to be troubled. Office rentals also declined to an average amount of $25.45 per square foot. With all the grimness of the market, few realtors are hopeful that sales may pick up in the coming months. Summer is usually a slow market and with creation of new jobs in the future, figures may soon turn around.
