Housing construction on in Bergen County

On the Alpine homes area, located in Bergen county, there is a new housing construction coming up. Known as ‘The Estates of Alpine’, this housing construction would feature thirteen single family homes over 60 acres of property. This residential construction is coming up at the former Frick Estate Property which is located in areas of Alpine and Demarest on the Closter Dock road. The Frick estate property initially had a five bedroom house, and was purchased by Prominent Properties for $58 million in 2006. The property was later purchased by Richard Kurtz, the founder of Kamson corps which is now undertaking the development work. The Englewood Cliffs based housing developers have a prominent presence in the real estate market and manage apartments in four states, including the Country Club towers in Clifton. They have a good track record of housing projects and this construction is being looked forth to by many homebuyers and real estate experts. Construction work over the property has begun in full swing and as per the developers; work is expected to be complete by the fall of 2009.


First time homebuyers get good deals in Bergen County

Housing trends in Bergen County and the neighborhood indicate a favorable market for first time home buyers. With the housing market on an all time low, first time home buyers who have good credit history are quite an attraction to home sellers. Many of these first time buyers are looking to come out of rented homes and bank on the easy mortgage offers available now. As per the Mortgage Bankers Association, current fixed rates stand at 5.75% for 30 years. Bergen County realtors state that it is these first time buyers who are keeping the housing market steady at the pace it is in. however the pace of home selling is still slow, mainly due to the high prices of homes and experts in real estate state that the trend is likely to continue for some time to come. While affordable home buyers are thinking twice before investing in home buying, luxury homes continue to sell well, as most buyers of this segment are willing to pay a little extra for the home they like. Statistics also reveal that most of the first time home buyers are young families, who have done considerable research in home scouting and looking for good financial deals. Also for a large segment, much of the responsibility of scouting homes lies with the trusted realtor or broker.


Schools in New Jersey get tax waiver

Fifty six school districts in New Jersey have now received permission to increase taxes by over four percent. In the region of North Jersey, fifteen districts are set to raise the tax levies over the legal limit, an act which would cost an additional sum of $6.5 million. With the permission in place, taxpayers will need to pay $33 million extra. The extra funds will be used for different reasons by different schools. However, hard to control costs such as special education needs, fuel, renovations, transport and pension would be addressed. Some schools would use the funds for one time costs like purchasing computers or school books.


In-built gyms attract homebuyers in Bergen County

Multi housing complexes in Bergen County are now going the extra mile to attract more buyers. Most housing complexes are thus coming equipped with gymnasiums and health clubs so that residents have good facilities right near their apartments. Real estate experts report that built in gymnasiums are working well to attract more buyers. Many young buyers are lured to the health facilities available, a factor that is playing a major role in converting a sales call into a home purchase. Statistics reveal that up to 90% of buyers are looking for health club, the main factors being proximity and cost. Most buyers do not want to shell out the extra $1500 to enroll in a health club and prefer purchasing a home with free gymnasium facility attached. Added to this is the social benefit of meeting new people and getting more familiar with the neighborhood. Few examples of such housing include the 70-unit Cresskill commons condos complex and the 200 unit, City Place condominium in Edgewater.


Congestion pricing could increase traffic in Fort Lee

As the move of congestion pricing is being considered in order to keep traffic in check, the mayor of Fort Lee is concerned about the ill effects of such a move. This plan proposed by the mayor of New York City proposes that motorists using Lincoln and Holland tunnels pay an additional sum of $3 to enter Manhattan. However no extra charge would be levied on people using the George Washington Bridge. As per the mayor, such a move would increase traffic on the George Washington Bridge and force many commuters to travel through neighboring areas such as Fort Lee, which may lead to many ill effects. The main areas of concern expressed by the mayor included, increase in pollution in residential areas, increase in accidents on roads, threat to safety of children walking to school and added burden on the emergency services of the borough. The program has been approved by the City council and is currently waiting for approval from the New York State Legislature.
