Bergen County Real Estate Development – Luxury housing in Demarest

If you are on the lookout for luxury Real Estate in Demarest, here is some good news. The 63-acre tract on Closter Dock Road straddling Alpine and Demarest has been sold to a developer. A dozen luxury houses may come up on the real estate property that may range from two to seven acres of Luxury houses each. However, the houses are bound to be expensive, to suit the prestigious character of Alpine, mostly inhabiting luxury mansions. The costs may start at a minimum of $5 million for each luxury mansion. The buyer belongs to the town of Alpine and is well versant with its ways and traditions. Alpine officials are thus glad that the character of the community would not change due to the new housing project. The property, including a colonial style house and stretches of lawns and gardens, was sold for $58 million, which experts say was a bargain. Bergen County Towns Miss on Affordable Housing Deadline

Four towns in Bergen County missed the deadline to submit plans for new affordable homes. These towns included Affluent Englewood, Maywood, Oakland, and South Hackensack. Officials from the four Bergen County towns stated that they had always met the criteria in the past, but will try to be more compliant in the future. The Bergen County affordable housing plans are usually filled with the Council of Affordable Housing and the last date was December 20, 2005. This year a total of 220 housing plans were submitted throughout the state. These plans detail the number of units of affordable housing the municipality must supply based on a state formula and how it will work to provide those units. Prestigious Construction Projects in Bergen County

Mills Corp., a real estate investment trust and owner/developer of entertainment/shopping complexes and malls, In Bergen County among others, has now stated that it will soon cancel some of its real estate development projects. The company plans to restate earnings, take about $77 million in charges in the fourth quarter and lay off executives. The company is taking these measures to streamline itself and focus on core operations. The company will improve its accounting and communication and will soon begin to take one-time charges of 71 million for project write-offs, $5 million for severance costs and about $1 million in consulting fees associated with the creation of a Best Practices Office. While the company plans to write off ten Real Estate Development projects in total, it intends to focus on projects such as Meadowlands Xanadu and the shops at Riverside, both in Bergen County, New Jersey.


Housing Projects in Bergen County

A new Condominium complex, housing 425 Bergen County homes, may soon come up on a 30-acre site off Riverdale road in Bergen County. The property, located in the flood plain of the river that is the municipal boundary, has housed a garbage truck depot and warehouse operations till now. However, the construction here is an issue of debate. While borough officials hope to get another boost in the tax base by replacing old industrial buildings like these with riverside housing, residents just across the Pequannock River in Pompton Lakes worry more about flooded basements. Residents are also concerned that such housing projects in Bergen County could cause more flood of schoolchildren into Pompton Lakes High School. However the plan by Trammell Crow Residential, one of the nation’s largest home builders, still needs to be presented to the Planning Board on January 26, 2006.


Affordable Homes in Alpine, Bergen County

Alpine, Bergen County will soon have affordable housing, as the borough will now construct eight affordable Bergen County Homes on land owned by the borough behind the municipal tennis courts and swimming pool. The borough will also contribute money for renovations to upscale deteriorated homes elsewhere in the region. This came up because of the lawsuit which enacted the developer Alpine Three when their housing project in Alpine was rejected by the Planning Board. The rejected project comprised of three two-family homes or offices. As per settlements, the borough will offer affordable housing development, while the developer will construct seven town houses on Closter Dock Road, close to Route 9W. the new homes will be built on a lot that measures less than an acre, and non of the units will fit in the ‘affordable’ price range.
