Home sales improve in the Bergen County region

Statistics by the National Association of Realtors revealed some good news and positive signs that the real estate market is on its way to recovery. According to figures from the second quarter of 2009, sales of existing homes picked up Bergen County towns. Good news for home sellers is that statistics across New Jersey revealed that, for Bergen County real estate, there continued to be a moderate sellers’ market. A slight decrease has, however, been noted in the selling price of homes. Also, homes remain on the market for similar number of days compared to last month’s figures. Statistics for the year indicate that home prices in Bergen County have increased by approximately 16% for single family homes, while the increase for town houses and condominiums is approximately 7%.

As real estate experts observe a few signs of recovery in the market, many home buyers are looking quickly to buy the home of their dreams. Englewood is one township that offers great single family homes, town houses and also condominiums. The town also offers good luxury real estate options that include large mansions and colonials in the East Hill area. Luxury town house complexes and starter homes are also a sure sight in this primarily residential township. Those who are seeking to own a home in Englewood will also like to know that the area has a large retail district with various specialty stores that match its upscale neighborhood. A large industrial zone also marks the southern end of Englewood. This township also boasts a beautiful Nature Center that stretches across 150 acres and can be accessed through the year. Englewood is well connected to Manhattan and commuters can quickly reach the George Washington Bridge through private and public transport systems. The area also has a large hospital known as the Englewood Hospital and Medical Center. The New York Hospital is also located in close proximity.


Bergen County improvements

In trends over the past two months, available and excess real state in Bergen County has been sold off. The county held two public hearings, one in the month of September and another in October, to sell off a parcel of land. Located at 26 Parker Lane, Teaneck, this Teaneck home was previously used as a group residential home. The reason for the sale was its unsuitability for use as a group residential home area. The proposed use for the parcel of land, however, is also residential in nature. In transit news, work has commenced on the seven mile project across Bergen and Passaic counties. As a result, the three week Route 80 project was completed a week ahead of schedule. Under the first phase of this project, the heavily used stretch of eastbound expressway at Route 80 was closed. Under the next phase, workers will now rehabilitate the route and close local lanes around Garden State Parkway in Saddle Brook to the western part of Route 17 in Lodi. The project will assist in repairing the bridge decks and rutted pavements along the highway. The entire project is expected to be completed by May 2010.


Land acquired by Tenafly

In new developments, the township of Tenafly secured county and state open grants. This provides access to Tenafly for purchasing the land and the opportunity to the Tenafly Nature Center for protecting a tract considered to be environmentally sensitive. Approximately $1.25 million was used to secure the parcel of land located uphill from Pfister’s Pond. This stretch of land is a major water body that feeds the Tenakill Brook and is also connected to the Hackensack River through various tributaries. Of the $1.25 million used to purchase the land, approximately $900,000 was grants from the Bergen County Open Space Trust Fund. The remaining $350,000 came from the New Jersey Green Acres program. The stretch was purchased from its previous owners Simon, Anton and Florence. According to details of the deed, the property sale also includes a right of first refusal whereby a remaining acre can be purchased by Tenafly if a third party makes a bona fide offer for it. This site, known as the Hilltop, has the area’s only surviving 19th century home. The newly acquired land belongs to Tenafly and will be leased to the Tenafly Nature Center for development and maintenance.


Events for Teaneck residents

Residents of Teaneck can now benefit from a variety of programs offered in their community. One such event is the special needs recreation program offered by the Teaneck Recreation Department. This five week program began on 29 October and will continue through November. Known as the Teaneck Inclusive Recreation program it will include fun events that will help provide a conducive environment while developing self confidence for the participants. Classes, divided by age group, will include arts and crafts lessons, development of fine motor skills, dance, music and other artistic expression. Besides this, other events in the region include an after school program for all children. Also offered by the Teaneck Recreation Department, this offers natural tools and a supportive environment to help children learn at their own pace. Registrations for the classes can be made on any weekday at the Richard Rodda Community Center at 250 Colonial Court.
